What are measurement services?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, a certified appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like closets, hallways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total area and the general layout of the house. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a floorplan service?

Real estate taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from various sources, and occasionally go unverified — which means you may be paying for more space than you actually have! Unless an appraiser has recently completed an evaluation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your home on the market

A home measurement service will ensure that you're paid fair market value for your property. Area is one of the biggest factors potential buyers examine when purchasing a home — but since these values are often estimated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's property closes at a price that correctly reflects market value, we suggest requesting a measurement of the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool to entice potential buyers because they can see the layout and features of the property before and after a tour.
